Community Property Manager The Wild Dunes Community Association is seeking a full-time manager to administer the Architectural Review Process and assist the Chief Operating Officer with community operations and maintenance. Applicants should have good organizational, facilitation and communication skills, an eye for detail, and the ability to get things done. A college degree and experience in community/property management are required. This is a full time position with excellent benefits. WILD DUNES COMMUNITY ASSOCIATION Community Property Manager General Statement of Position Under limited supervision, manages the Architectural Review process, reviews plans and recommends action to the Architectural Review Committee (ARC); prepares, coordinates and chairs ARC meetings; insures compliance with ARC guidelines; administers ARC related collection and disbursements; maintains ARC files and records. Provides communication contact for municipalities, property owners, architects, builders, real estate agents, contractors, etc. Assists Chief Operating Officer with specific operational tasks. Specific Duties and Responsibilities * Reviews applications for new construction, major and minor additions, alterations, and renovations to residential properties. Administers Architectural Review Committee (ARC) related collections and disbursements according to the fee schedule and refundable deposits. * Operates within the administrative authority for issuing Wild Dunes Community Association (WDCA) building permits. * Reviews architectural plan details for compliance with ARC Standards including setbacks, lot coverage, elevations, topography, building materials, paints and colors, landscaping design, etc. Presents information to the ARC at semi-monthly meetings. * Prepares and distributes semi-monthly ARC meeting information including agenda, minutes and related review information to committee members. * Prepares and maintains a variety of Association reports and statements including residential reports, check requests, committee minutes, refundable deposits, ARC meeting schedule. * Communicates effectively with property owners, WDCA staff, local and state officials, architects, builders, contractors, legal counsel, utility companies, real estate sale individuals, and landscapers. Communicates all ARC decisions in a timely manner. Prepares correspondence regarding ARC decisions in a timely manner. * Maintains ARC and computer files (Microsoft Word, Excel, Tops). * Performs site inspections of Association properties including new construction, existing homes, and residential lots for compliance with ARC Standards and Association Covenants. * Reviews ARC Standards regularly for content and enforceability. Presents recommended changes to the ARC for review and approval. * Attends WDCA Board meeting as requested by the Chief Operating Officer or Board on the ARC’s behalf. * Is a member of the Association’s Emergency Response Committee (ERC) and performs assigned duties according to the Hurricane Preparedness Plan. * Works with the Chief Operating Officer as necessary to accomplish the operating goals of the Association. Additional Job Functions * Perform other duties as requested by the Chief Operating Officer. Responsibilities may include oversight and management of the Association’s landscape contract, building maintenance, project development and implementation and other duties that may not be specified in the job description. Preferred Training and Experience * Bachelor’s Degree in Business Management and experience in community and/or property management which provides the required knowledge, skills and abilities.
