As our Charleston, SC-based Property Inspector, your first mission is to ensure that our listed single-family home properties have great curb appeal. Your eye for detail and sense of aesthetics will be key as you make external inspections and ensure that, for example, the lawn is mowed, shrubs are trimmed, the home's not been vandalized, downspouts and gutters are intact, no windows are broken and no other obvious structural flaws are diminishing the "look" of the property. Your knack for taking great pictures that help to market our properties will be key. You'll put out rental signs and install a lockbox on the home. You will then take the reins and begin learning our move-in procedures by conducting your first internal inspections. You'll have sealed the deal so to speak by ensuring that properties were rent-ready prior to your move-in inspection. Your diligence prior to move-in will have ensured that the property's external grounds were presentable; that internally there were no leaks, no vandalism, all light bulbs work and all utilities had been activated and were in proper working order. Your solid computer skills will allow you to quickly come up to speed with AppFolio, our property management software, so you can provide property details to our maintenance team. Your inspection report would be logged accurately in our MS Dynamics CRM and any deficiencies would have been reported to, and corrected by, our Maintenance Coordinator to get fixed prior to a tenant's arrival. We'll also rely on you throughout the duration of the lease to provide a quarterly inspection of the home’s exterior and a semi-annual inspection of the interior to check HVAC, fireplace, gas valve and other criteria of importance. In this way, you'll ensure good functionality and treatment of the appliances and other aspects of our asset. Armed with your prior experience in construction and maintenance, you can make solid decisions on protective actions, safety precautions and long-term trouble spots, which should be forecasted for future repair.
